The Financial District's street grid still follows colonial-era paths rather than Manhattan's later numbered grid, narrow and winding around Trinity Church and the old stock exchange buildings that gave the neighborhood its name. Battery Park sits at the neighborhood's southern tip, with harbor views and the Staten Island Ferry terminal nearby, a free way to see the skyline from the water. Over recent decades those same office towers have filled in with residential conversions, turning a neighborhood built for banking hours into one people actually live in full-time.

Waterfront parks line both the Hudson and East River sides, and the 1, 2, 3, 4, 5, A, C, J, Z, R, and W trains give it some of the best transit access in the city, with rents running at a premium in line with Manhattan's most expensive pockets. Because so much of the neighborhood is still office space, the streets empty out and stay notably quiet on weekend evenings compared with residential neighborhoods further uptown.

It fits people who want waterfront parks, historic architecture, and a fast commute to nearly anywhere in the city, and who don't need bustling weekend streets outside their door — quiet blocks in exchange for the address.
