Living in Victory Park, Dallas

Victory Park grew up around the American Airlines Center, and the neighborhood still runs on that rhythm — game nights and concerts fill the plazas and restaurant patios with crowds that thin out considerably in between events. The Victory DART station puts the Green and Orange Lines within a short walk, an unusual combination of new-construction high-rises and direct rail access in one Dallas neighborhood built almost entirely from scratch over the past two decades.

That newness carries the highest rent in this guide, a premium for glass-tower apartments with gyms and amenity decks built in rather than retrofitted from older buildings nearby. Outside of event nights, the street level can feel quiet and corporate, with fewer of the small independent shops and restaurants that give older Dallas neighborhoods their texture and personality over time, and more chain storefronts filling the ground floors.

Victory Park trades a still-developing street life for rail access and high-rise amenities right at the arena's doorstep — the price tag reflects the newness of it all, glass towers and gyms built in rather than added on later.
